Full planning applications are the most common type of application and can relate to many different types of development - residential or commercial, urban or rural.
Once the Scope of Works and the Fee Agreements are signed, we start to prepare the supporting information for your application - a Covering Letter, Planning Policy Statement, and Design & Access Statement, at minimum.
This work is carried out in corroboration with the chosen Architect, who will produce the necessary plan drawings, and any third-party consultant who may be required to provide specialist reports (EG, Ecologist - Bat surveys).
Once your application is fully and comprehensively prepared, we will complete the relevant forms, and submit the application by uploading the plans and information via the Planning Portal.
From then, we will process your application until the decision is issued, managing all communications, engagements, and requests, whilst keeping you up to date throughout the whole process.
By proactively preparing and submitting a comprehensive application, this will simplify and streamline the process for you, and give the best chances for a favourable outcome, and swift decision.
We understand that the process of extending your home can feel daunting and stressful, and is a major investment!
However, although one of the simpler applications to prepare, we know that getting householder development over the line can be difficult in many ways.
That is why we are keen to help all those looking to extend their home by offering the service outlined above to simplify and streamline this process.
As part of this process, we will consider if you could benefit from securing Permitted Development Rights (PDR), rather than applying for full permission. This would save you both time and money, should PDR be an option.
Planning legislation, and general policy and guidance, can be difficult to understand, and that is why we are here to help you achieve your goal of extending your family home in the smoothest way possible.
Other Planning Applications that we can prepare, submit and process for you include:
Outline Permission & Reserved Matters
Certificate of Lawfulness (Existing or Proposed)
Discharge / Variation of Conditions
Non-Material Variations
Other Planning Consents required prior to commencing development include:
Listed Building Consent
Advertisement Consent
We can advise when such Consent is required, and prepare, submit, and process the application from beginning to end. As part of the process, we will prepare the application forms and supporting information (including an Heritage Impact Assessment for LBCs), and engage an Architect to obtain plan drawings, or any other third-party to obtain all relevant supporting information.
